Solid Investments during Trying Times
ABC Real Estate LLC, the future of real estate investing.

LOGAN Utah- ABC Real Estate LLC is the only company in northern Utah that handles the patent pending beneficiary-directive equity-holding land trusts. Preston Parker, President of ABC real Estate LLC said he is looking for beneficiaries to invest in their project.

Parker said, “We want people with poor credit to progress and advance. People can manage their credit with this program and their credit report will look better.”

Parker said the company started August, 2008 in California. ABC Real Estate handles real estate using land trusts with four beneficiary parties. A lawyer outside of the company holds the contract. With this contract beneficiaries can have specific deadlines which change case by case basis. Individuals who can’t afford a home, can’t sell, or want to invest, should come to this company because everyone can benefit from this process Parker said.

The company finds buyers and sellers and connects them to each other. The four beneficiary parties are the seller beneficiary, investor beneficiary, credit beneficiary and buyer beneficiary. The beneficiaries decide what to do with the trust and when they come to an agreement they set up and sign a contract. This is an innovative system that benefits all parties involved. If the buyer beneficiary can’t make payments they must adhere to the guidelines in the contract which could state for eviction in seven days. Whereas if a landlord has a renter who can’t pay rent it will take up to 90 days to evict them, with foreclosures it may anywhere from 3-6 months to evict the people leasing the property.

If a person owns a home they would like to sell, they put it in a trust and become a seller beneficiary. Then a buyer beneficiary, an individual who may not qualify to buy a home, can live in the home paying trust contributions. Parker said the money the buyer pays goes toward the mortgage and taxes; the left over money from the payments is kicked out to the other beneficiaries. Parker said although rent is cheaper, if a buyer’s credit is bad, the buyer beneficiary can live in a home they do not qualify for in any other way. Buyers can live in home, can bring their credit up and then qualify to buy the very home they have been living in.

ABC Real Estate, LLC was founded by Preston Parker in 2008. The process is patent pending and the only one of its kind in Northern Utah. Parker has had previous experience with two other companies who have been successful while dealing with land trusts, located in California and Salt Lake City, Utah.

Laws Better Catch up with Technology

These two reading were so enlightening. I can't believe Congress has not acted sooner on updating laws regarding the ever increasing technical world. I am not to concerned about my search engine history being released over legal matters or government concerns. I think if that history is needed for legal matters then by all means, look into it. I am more concerned with my credit card number getting into the wrong hands and from what the article said, there is a good possibility that could happen. I do think there are privacy laws to be considered and with the internet and there should be more laws with better guidelines outlining what should or shouldn't be legal.
The second article was interesting as well. With the booming technical world people are concerned about who has the most power regarding the internet. Just as the article says, if new proposals are accepted, this could sureably alter the flow of commerce and information on the World Wide Web. Any way you look at it, we are in for quite a ride as we try to figure out what to do with this ever growing, advancing technology.

Email Etiquette

One important thing that stood out to me in the first article was the suggestion of having a disclaimer on your email about viruses or other things that could possible effect a network. By having this disclaimer you could prevent being held responsible or sued for a virus that is accidentally passed through email to a different company. I thought this was great information to know. I have been affiliated with many businesses and I do not think any one of them have had a disclaimer like that, but they should.

Email Etiquette

These two articles were informative, interesting, and the information discussed about email etiquette is important for every business. These articles are important because email etiquette is not taught at many businesses because it is assumed that employees know how t use email, which they do, but many employees do not use proper email etiquette as they should. In fact many businesses have no discussion or training procedures in place for email etiquette. Many people may not realize the negative impact poor email etiquette may have on their career and company. These articles brought a greater meaning to the real underlying messages employees may send through email by mistake. In an age where access to information is a click away, consider email etiquette some of the most important information people should know about.

Letter to Cousin

Dear Charles,

The purpose for my letter is to explain what public relations is and how it is beneficial to all businesses and social groups. To understand why PR is so important, you must first understand what it is. Public Relations, The Profession and the Practice, Third Edition states “public relations is a leadership and management function that helps achieve organizational objectives, define philosophy, and facilitate organizational change. Public relations practitioners communicate with all relevant internal and external publics to develop positive relationships and to create consistency between organizational goals and societal expectations.” Now that you know the basic definition of what PR is, you must also understand what it is used for.

Every organization and business, whether profitable or non-profitable, any club or group, and even individual people, like celebrities or rock stars, need good PR groups to be successful. In an age when the knowledge of anyone’s actions is a click away and spreads worldwide in seconds, agencies and individual need professional representation. This representation is important for public image, regardless of the situation. However, PR is not only used for image purposes, but plays an important role in every fundraising activity.

There are many strategies PR groups use. Many of these strategies go hand in hand with marketing and advertising. Companies and organizations have realized having good P.R. groups is such a benefit to their corporations that they have cut budgets from advertising creating more means in support of PR. Tom Trush from ezinearticles.com explains why PR can be more beneficial than advertising in his article Public Relations or Advertising-Which is Best for your Business. Trush said, “While advertising requires payment for space in a publication, effective public relations results in free exposure (assuming you don't hire an agency) for your product or service, readers realize you're trying to sell them something when your information is presented in an advertisement. As a result, they're naturally cautious. With public relations, you get a third-party endorsement from the media - a factor that boosts your credibility.”

It is important to know that PR is essential in the development and growth of any business or organizations. As work in this field is performed in the correct manner, organizations have more positive relationships with the public and their clients. Through effective PR work, the overall image of organizations can be represented professionally and will improve in the public’s eye. With this in mind, these are a few reasons why PR is becoming more and more prevalent in all organizations and why I am glad to be involved in this field.

Sincerely,

James Johnson

This is my first attempted blog. I know they are very popular, and from what I understand they are very addicting. I am excited to start my very own digital foot print and to have my foot in the door in the blogging world. Now that I am here, come what may.
